If the property is listed, you must go through the Realtor to buy it, however, if you do, you would be making a mistake. The Realtor is working for the seller to get them the best price. Get yourself a Byers agent. A Realtor working for you. This will not cost you any more, in fact it will likely cost you less. The commission on the house stays the same. The two Realtors split the commission, rather than the listing agent getting the hole 6/7%.
If the home/property is not listed w/a real estate company, (a FISBO, for sale by owner) then you do not need a Realtor. One word of caution. Get your best price and make the offer contingent upon a satisfactory building inspection. Also, let an Attorney handle the closing.
